Waipu Cove

Waipu Cove real estate. New Zealand’s Best Beach, two years running.

Picture
I’m Paul Sumich, a licensed salesperson with Ray White Bream Bay. Waipu Cove is where I learnt to surf, and where I plan to spend a good deal more time in the water in the years ahead. For now, the more reliable ritual is a coffee from The Cove carried across the road onto the sand, good luck getting past the cabinet of sweet and savoury treats on the way through.

About Waipu Cove

Waipu Cove isn’t a quiet secret. In the NZ Herald’s annual Best Beaches competition - decided by thousands of public votes - it was named New Zealand’s Best Beach overall in both 2025 and 2026, and took out Best Camping Beach along the way. Kilometres of golden sand, rolling surf and rockpools at one end tend to have that effect.
It’s a real place to be, not just to look at.
Camp Waipu Cove sits on the beach side of the road for the holiday crowd, there’s a strong surf lifesaving club, and between The Cove for a proper meal and the local dairy for fish and chips unwrapped on the sand, you’re never short of a good feed. Happy days.
It’s the whole coast’s beach, too, and an easy drive from wherever you are on it: about 10 minutes from Waipu village, 20 from Ruakaka town, and 25 minutes  from One Tree Point.

Buying in Waipu Cove

There’s a reason people want in at Waipu Cove, and the votes only confirm it.
A beach with this kind of national profile tends to hold its appeal, and its demand, through the cycles.
If you’re looking to buy here, you’re rarely the only one, so knowing the place and being ready to move decisively matters.
It’s a mix of holiday homes and permanent living, and the two aren’t the same purchase.
A bach you’ll use over summer and a home you’ll live in year-round call for different thinking on position, upkeep and budget.
The most useful thing I can do is help you work out which you’re actually after, then keep you posted as the right places come up.
That’s where a local helps. I’ll give you a straight read on a home, what’s good about it and what isn’t. Like any agent, I’m engaged by the sellers who list with me, and I’ll always be upfront about that; it’s never stopped me being genuinely useful to the people on the buying side.
Looking to buy at Waipu Cove? Tell me what you’re after and I’ll keep you posted.

Selling in Waipu Cove

Selling well at Waipu Cove means making the most of its pull. A nationally recognised beach draws interest from well beyond Northland, and a good campaign puts your home in front of it deliberately, at the right time of year.
Coastal and holiday property rewards timing; a small roster means I can get that right for you rather than rush it.

Waipu Cove - Common Questions

Is Waipu Cove really New Zealand’s best beach?
In the NZ Herald’s annual Best Beaches competition, voted by thousands of readers, Waipu Cove was named the overall Best Beach in both 2025 and 2026, and won Best Camping Beach. So, by NZ wide public vote, yes it is.

How far is Waipu Cove from the rest of Bream Bay?
It’s an easy drive from anywhere on the coast — roughly 10 minutes from Waipu village, 20 from Ruakaka town, and 25 from One Tree Point. Close enough to be the local beach for most of Bream Bay.

I’m looking to buy at Waipu Cove, can you help?
Yes. Tell me whether you’re after a summer bach or a year-round home. They’re different purchases, and I’ll keep you posted as places come up, with an honest local read on anything you’re weighing up.

Is now a good time to sell a beach property at Waipu Cove?
It depends on the home and your timeframe. Coastal property is seasonal, and timing matters more here than in town. Talk to me and I’ll give you a straight read rather than a stock answer.

Do you know Waipu Cove personally?
Yes. It’s where I learnt to surf, and The Cove café is a regular haunt. I know it as a local who spends time here, and not from a listing sheet.

How do I get an appraisal for a Waipu Cove home?
Call or email me and we’ll find a time. Honest read of current value, recent sales as the basis, no obligation to do anything immediately.
