One Tree Point

One Tree Point real estate, from someone who lives here.

I’m Paul Sumich, a licensed salesperson with Ray White Bream Bay.
One Tree Point isn’t a patch I drive out to on listing days, it’s home. My family and I live here, and the week has its rhythms: a piccolo coffee before anyone else is up, and a Friday morning run that starts - and, more importantly, finishes at Harbour Keys Cafe on One Tree Point Road.

About One Tree Point

One Tree Point runs along the northern edge of Bream Bay, from the quiet water at Paradise Point across to Marsden Cove and the open coast beyond.
It’s a place people come to slow down, and, at the same time is one of the faster-growing pockets of Northland.
The Landing keeps that growth in plain sight: new builds, wide streets, and open reserves with playgrounds for the kids and pets to explore.
Young families, downsizers, and people trading the Auckland commute for a life where the beach is the end of the street are all buying here.
That’s what selling here well actually turns on.
The right buyer for your home might be two streets away in The Landing, or they might be in Albany right now, scrolling.
54.6% of the New Zealand buyers viewing Bream Bay listings online are doing so from Auckland (OneRoof).
My job is to know the difference and market to both, deliberately.

Buying in One Tree Point

Plenty of people are trying to buy into One Tree Point right now, and the good homes don’t tend to sit around.
If you’re one of them, knowing the area properly, not just the listings, but the streets, is what lets you move quickly and with confidence when the right place comes up.
That’s where a local actually helps. I live here, so I can tell you what The Landing is like to live in versus the older streets nearer the water, where the afternoon sun sits, and which pockets hold their value and why.
I’ll give you a straight read on a home. What’s good about it and what isn’t.
Like any agent, I’m engaged by the sellers who list with me, and I’ll always be upfront about that; it’s never stopped me being genuinely useful to the people on the buying side.
The most useful thing you can do is tell me what you’re looking for.
I’ll keep you in the loop as homes come up across One Tree Point and the wider Bream Bay coast.
So you hear about the right one early, rather than finding it after it’s gone.
Looking to buy in One Tree Point? Tell me what you’re after and I’ll keep you posted.

Selling in One Tree Point

I keep a deliberately small roster. A handful of clients at any one time.
Fewer campaigns running at once means yours gets the strategy, the marketing and the negotiation it actually deserves, not whatever’s left over after a dozen other listings.
I likely live five minutes from your front door, and I run your campaign myself.

One Tree Point - Common Questions

Do you actually live in One Tree Point?
Yes. My family and I moved to One Tree Point in 2026.
It’s home, not just a territory I service. When I list a home here, I’m your neighbour, and not commuting in from somewhere else.

I’m looking to buy in One Tree Point, can you help?
Absolutely. Tell me what you’re after and I’ll keep you in the loop as homes come up across One Tree Point and the wider coast, and give you an honest local read on anything you’re weighing up. No pressure, no hard sell.

How do I get an appraisal for my One Tree Point home?
Call or email me and we’ll arrange a time. An appraisal is a straight read of what your home is worth right now, backed by recent coastal sales, with no obligation to list your property afterwards.

Why do you work with fewer clients than most agents?
Because attention is the thing that actually moves a sale price, and it doesn’t divide well. More is not better, except for your sale price.
A smaller roster means I can run your campaign properly rather than juggle it. Quality over volume. Every time.

Thinking of selling in One Tree Point?

Start with an honest conversation and a no-obligation discussion about your property plans.
Fewer clients, full attention. Happy days.
